A 3% listing fee on a $1M San Diego home is $30,000. Most of what that pays for is work a motivated owner can do with a good checklist and a phone: prep, photos, showings, and telling the truth about the house.
The rest needs a license. The agent's disclosure visit, the MLS entry, and the contract paperwork are three steps a seller can't do alone in California. Those take a few hours. Charging $30,000 for them never sat right.
