Where the money comes from
Most sellers still offer to pay the buyer's agent. We charge a flat fee instead of a percentage, so when that offer is bigger than our fee, the difference is credited to you at closing. It goes through escrow and shows up on your closing statement.

Why it's always “up to”
The seller's offer isn't known until you're in contract, and it can be nothing. Most loan programmes also cap a credit at your closing costs, so your lender may limit how much can reach you. Paying cash, it becomes a price reduction or a cheque from escrow.
