What it is

An appraisal is a licensed appraiser's opinion of what your home is worth, ordered by the buyer's lender to make sure the loan isn't bigger than the house. The buyer pays ($600–$900). You don't pick the appraiser and can't talk to them about price. Cash buyers usually skip it.

What they look at

Three to six recent comps, adjusted for square footage, condition, lot, view, and upgrades. They walk the house for 20–40 minutes. They don't care about your staging; they care about beds, baths, square feet, condition, and what sold nearby.
