What does selling cost besides the agent fee?
Escrow around $2,250, title insurance around $2,000–$2,800, county transfer tax at $1.10 per $1,000 of price, plus anything you agree to in the contract.
Do I have to pay the buyer's agent?
No. A buyer may ask you to cover some of their agent's fee in their offer, and you decide each time.
When is the flat fee paid?
At closing, out of escrow. Nothing up front, and no fee at all if the home doesn't sell.
