When you need one

The buyer's lender orders its own appraisal and you don't choose that appraiser. You'd hire one privately only to price a home before listing, or to argue a low appraisal.

On a $1M home, the seller pays your agent about $30,000. We keep a flat $4,999 and give you the rest, around $25,000. Use it to buy your rate down from 7% to as low as 5% and take over $900 off your monthly payment in year one.
